Our property management guarantees

Tenant Guarantee

We guarantee to find a quality tenant for your property, however if the tenant relations turn within the first 3 months of move-in, we'll waive the property management fees and find a new tenant for free. Every day the property is vacant is a day of lost income and this is why we offer this guarantee, when it is added to your property management or leasing agreement.

  • The home must be vacant.
  • The home must be ready for tenants.
  • The home must be pet friendly property and allow a maximum of two pets.
  • The Rental Guarantee must be included in your Property Management Agreement.
  • Rental price must be an agreed amount between both owner and RE Managment Services.

Eviction Guarantee

We understand how frustrating it is when a tenant violates their lease agreement and the financial implications it causes for property owners, so if a tenant placed by RE Management Services ever has to be evicted, we will handle the whole process. We will handle the costs and fees associated with the tenant eviction, up to $xxx.xx. It's unfortunate some lease agreements turn to eviction and that's why with RE Management Services, you never have to worry when you subscribe to our Eviction Protection Plan.

  • Owner must be subscribed to our Eviction Protection Plan.
  • Any lease signed after management agreement are protected immediately.
  • Tenants prior to the agreement are covered after seven months. 
  • This guarantee does not cover lost rent, move out costs, or property damage.
  • This guarantee does not cover the owner's attorney fees, court ordered fines, damages, or penalties.

On Time Payment Guarantee

We make sure you get your money as soon as possible at RE Management Services. This means that we will get your payments to you by 10 business days once the tenant pays rent by the first of the month. If we can't do this for you, then we will pay that month's management fee back to you. 

Happiness Guarantee

If you ever find yourself unhappy with our services, you may cancel your property management agreement without penalty by giving us a 30-day notice. This notice allows us time to provide a smooth and professional transition for you and your tenant. We'll complete any invoices, maintenance items, and gather the lease and security deposit funds so that we are able to transfer a happy tenant.

  • A 30-day notice is provided by the property owner, which allows us time to finish any outstanding services and prepare to transfer accounts and files.
  • All outstanding invoices have been paid to the vendors.
  • We want to achieve a smooth and professional cancellation process, for both the owner and their tenant.

Pet Guarantee

Most property owners are unaware of how their real estate investments become more valuable when tenants are permitted to bring pets. There are benefits of having a pet friendly property, including longer occupancy periods and overall happier tenants.

  • Over 75% of renters are pet owners. Opening up your property to a larger market significantly raises the number of more high-quality applicants.
  • Renters with pets tend to have longer occupancy periods, which means less turnover and owner expenses.
  • Studies have shown that owning a pet can improve happiness and health, which overall creates happier tenants.
  • A property that allows pets, rents at a higher rate. It increases the profit of your real estate investment and ends with a happy tenant, which makes life easier for everyone.

Leasing Guarantee

You should never have to pay us twice to find a tenant for your property. Our Leasing Guarantee does not fulfill at least 9 months of a lease term, we'll find you a new tenant for free.

  • This guarantee does not cover tenants we've taken over. We must place the tenant.
  • This guarantee does not cover tenants who have to break their lease due to military order, military transfers, or any other legal cancellation of a lease. 
  • This guarantee does not cover any tenants who have abided the lease terms by paying the appropriate lease breakage fees.

Results Guarantee

At RE Management Services, we don't get paid until you get paid. You will have the peace of mind knowing that we are doing all the heavy lifting for you and that you will not have to pay us until you see results. 

  • We don't collect management fee's until we produce results for you. We take care of it all, we'll market your property, schedule showings, screen applicants, draft the lease, and facilitate tenant move-in. We give you the full property management service, before even being paid.
  • If we're leasing your property for you, you don't pay us until you get a qualified tenant moved into your property. That means we'll aggressively market and show your property, screen the applicants, handle all of the paperwork, and perform inspections on the property upon move-in. 


*The only exception is in cases where the owner's contribution is needed to pay for vendors to make the property "rent ready."
